Calgary Real Estate Market Update October 2026

More Choice for Buyers, But Market Conditions Vary by Property Type

Calgary's real estate market became more balanced in September, but detached and semi-detached home sales remained strong. Sales rose 4.4% and 5.2% respectively compared with September 2025, while apartments and row homes faced more supply and softer prices.

Buyers generally have more choice and time to make decisions. For sellers, more competition makes pricing and presentation especially important. What this means for you depends on your property type, neighbourhood and price range.

Calgary Housing Market Snapshot for September 2026

Here are the key numbers from the latest CREB® statistics:

  • 1,650 homes sold
  • 3,354 new listings came to market
  • 6,486 homes were available for sale
  • 93 months of supply
  • $566,700 residential benchmark price
  • 44 days on market

Compared with September 2025, sales were down 3.8% and the benchmark price was down 0.8%.

One important number is months of supply. At 3.93 months, Calgary has moved away from the very tight conditions we experienced in previous years.

In simple terms, buyers have more homes to choose from and sellers have more competition.

However, those citywide numbers only tell part of the story.

Detached Homes Continue to Hold Up Well

Detached homes were one of the stronger parts of Calgary's market in September.

There were 896 detached home sales, up 4.4% from September 2025. At the same time, new listings fell by 9.4% and inventory dropped by 7.3%.

The detached benchmark price was $739,400, down about 1% from last year.

Months of supply came in at 3.31 months.

This is important because detached homes are behaving differently from some other parts of the market.

For buyers, there is more choice than there was during Calgary's hottest years, but attractive detached homes can still get attention when they are priced properly.

For sellers, this means the market is still active. The key is making sure the home is priced according to today's market condition rather than relying on what similar homes may have sold for a year or two ago.

Semi Detached Homes Remain Relatively Stable

Semi detached homes were another fairly stable part of the market.

There were 163 sales in September, up 5.2% compared with last year.

The benchmark price was $685,200, which was almost unchanged from September 2025.

Months of supply came in at 3.67 months.

This puts semi detached homes in a relatively balanced position. Buyers have choices, but sellers of well priced homes can still attract interest.

Row Homes (Townhouses) Give Buyers More Choice

The row home market has changed more noticeably.

There were 248 sales in September, down 18.2% from last year.

Inventory reached 1,103 properties and months of supply increased to 4.45 months.

The benchmark price was $412,400, down 5.5% from September 2025.

For buyers looking at townhomes, this can create opportunities.

There is generally more time to compare properties and look closely at location, condition, condo fees and overall value.

For sellers, pricing becomes especially important when buyers have several similar properties available to them.

Apartment Condos Have the Most Buyer Friendly Conditions

Apartments continue to be the softest part of Calgary's housing market.

There were 343 apartment sales in September, down 14.3% from last year.

Inventory remained high at 1,816 units, resulting in 5.29 months of supply.

The apartment benchmark price fell to $291,400, down 8.3% compared with September 2025.

Apartments also took an average of 55 days to sell.

For condo buyers, this means there is generally more selection and more opportunity to negotiate compared with detached homes.

It also gives buyers more time to compare buildings carefully.

Purchase price is only one part of that decision. Condo fees, reserve funds, upcoming building expenses, parking, location and the overall condition of the building should all be considered.

For condo sellers, buyers have plenty of options. A property that is priced too high can easily be passed over for another unit in the same building or nearby.

Calgary Is Not One Real Estate Market

One of the most important things to understand about today's Calgary market is how different conditions can be depending on what you are buying or selling.

In September, months of supply ranged from 3.31 months for detached homes to 5.29 months for apartments.

Prices are also moving differently.

Detached benchmark prices were down about 1% from last year.

Semi detached prices were almost unchanged.

Row home prices were down 5.5%.

Apartment prices were down 8.3%.

Even within the same property type, conditions can change significantly from one community and price range to another.

That is why I would not make a buying or selling decision based only on a Calgary wide headline.

What This Means for Calgary Home Buyers

For many buyers, the current market offers something that was difficult to find a few years ago: time.

There are more opportunities to compare homes, review recent sales and complete due diligence before making a decision.

Conditions such as financing and home inspections are also easier to include in many situations than they were during Calgary's most competitive markets.

That does not mean every seller is willing to negotiate significantly.

A well priced detached home in a desirable community can still attract strong interest.

The amount of negotiating room depends on the property, neighbourhood, price range, condition and how long the home has been on the market.

What This Means for Calgary Home Sellers

Homes are still selling, but buyers have become more selective.

When there are several comparable homes available, buyers can easily compare price, condition and value.

That makes the initial pricing strategy very important.

Starting too high can result in fewer showings, more days on market and eventually a price reduction.

Presentation also matters.

A clean, well maintained home with professional photography and strong marketing has a better chance of standing out when buyers have several options.

Most importantly, sellers need to understand the market for their specific property.

Selling a detached home in a popular family community is very different from selling an apartment in an area with a large number of competing listings.

Is Calgary a Buyer's or Seller's Market Right Now?

Overall, Calgary is experiencing more balanced conditions than we saw during the very strong seller's markets of recent years.

But I would not describe every part of Calgary the same way.

Detached and semi detached homes are relatively balanced, while row homes and especially apartments are giving buyers more choice.

The right strategy depends on the property type, neighbourhood and price range.
